Step 1: Book Your Valuation

It all starts with a valuation.

 

We’ll visit your property, talk through your plans, and give you honest, realistic advice on pricing based on current market conditions, recent sales and our local knowledge across Lanarkshire and Edinburgh.

 


Step 2: Home Report

In Scotland, a Home Report is required before your property goes on the market.

This includes:

  • A survey and valuation
  • An energy report (EPC)
  • A property questionnaire

We can arrange this for you and guide you through anything that may come up in the report, ensuring you’re fully prepared before launching.


Step 3: Preparing Your Property

First impressions matter.

 

We’ll give you simple, honest advice on how to present your home to attract the right buyers, whether that’s a quick refresh, a tidy-up, or just highlighting your property’s best features.

 

Our aim is to help your property stand out from the moment it hits the market.


Step 4: Marketing Your Property

Once everything is ready, we’ll launch your property to the market.

 

This includes:

  • Professional photography, floorplans and virtual tours
  • Advertising on major property portals
  • Promotion across our website and social media

We don’t just list your property, we actively market it to generate interest and get people through the door.


Step 5: Viewings

We’ll manage all enquiries and arrange viewings at times that suit you.

 

Depending on your preference, we can carry out viewings on your behalf or guide you on how to do them yourself, whatever works best for you.

 

We’ll also keep you fully updated on feedback so you know exactly how your property is being received.

 


Step 6: Offers & Negotiation

When interest starts to build, we’ll guide you through all offers received.

 

In Scotland, formal offers are submitted through solicitors. However, we will often discuss and put forward verbal offers initially to establish a buyer’s position and gauge what may be achievable before progressing to a formal written offer.

 

If a verbal offer is agreed in principle, the buyer will then be asked to instruct their solicitor to submit the official written offer.

 

Where there is strong interest and multiple parties noting interest, we will advise you on whether setting a closing date is the best approach. This allows all interested buyers to submit their best offers by a set deadline, helping to achieve the strongest possible outcome.

 

We’ll also ensure buyers are in a position to proceed by requesting proof of funds or a mortgage agreement in principle, giving you confidence in the sale.

 

Our role is to negotiate the best outcome for you while keeping the process smooth and stress-free.

 


Step 7: Accepting an Offer (Missives)

Once you accept an offer, the legal process begins.

 

Your solicitor will handle the conveyancing, including concluding missives (the formal agreement of sale). At this stage, the sale becomes legally binding.

 

We’ll stay involved throughout to support you, liaise with solicitors and keep everything progressing as it should.


Step 8: Completion & Moving Day

On the agreed date of entry, funds are transferred and keys are released.

 

We’ll help coordinate everything to ensure a smooth handover, keeping you informed right up to the point your sale completes.
