Tenant Guide

 

Renting a property should feel straightforward and well-managed from start to finish.

 

At limehouseltd, we aim to make the process as clear and smooth as possible, from your first enquiry right through to moving out.


Before You View

Before arranging viewings, we ask all interested applicants to complete a Tenancy Application Questionnaire (TAQ).

 

This allows us to gather some initial information and present suitable applicants to the landlord. The landlord will then decide who they would like to proceed to a viewing.

 

We’ll guide you through this process and keep you updated throughout.


After Your Viewing

If you’ve viewed a property and would like to proceed, we’ll move forward with referencing checks.

 

This may include employment, income and previous landlord references. We’ll let you know exactly what’s required and support you through the process.


Moving In

Before moving in, you’ll be required to:

  • Sign a Private Residential Tenancy (PRT) agreement
  • Pay your deposit and first month’s rent
  • Provide any final documents required

Your deposit will be registered with Safe Deposits Scotland, and you’ll receive full details directly from them.

 

We’ll also carry out a detailed check-in, documenting the condition of the property at the start of your tenancy.


During Your Tenancy

We’re here to help throughout your tenancy.

 

If you have any maintenance issues or queries, you can report these to us and we’ll arrange for them to be dealt with as quickly as possible.

 

We’ll also carry out routine inspections to ensure the property is being maintained, these will always be arranged in advance.


Paying Rent

Rent is due monthly in advance, as set out in your tenancy agreement.

 

It’s important that rent is paid on time, and if you ever have any issues, we ask that you communicate with us as early as possible so we can help where we can.


Ending Your Tenancy

If you decide to move on, you’ll need to provide the correct notice in line with your tenancy agreement.

 

At the end of your tenancy, we’ll carry out a check-out inspection and compare the condition of the property against the original inventory.

 

Your deposit will then be returned, subject to the condition of the property and any agreed deductions.
